By making this booking, you (The Tenant) confirm that:

  • You have Right to Rent in the UK and will provide valid photo ID proof within 24 hours of making this booking.
  • You agree to provide all required documentations to our third-party referencing platform within the next 72 hours or 24 hours before moving in (whichever is earlier).
  • You agree to pay the balance of moving in monies as described in your booking, and sign the agreement before ‘deadline of agreement’.
  • You agree to be liable for rent from the agreed starting date in this booking, to avoid any doubt, in case you decide to delay moving in, you are still liable for paying rent from the date agreed in this booking.
  • If you do not pass reference check, we may require you to pay full rent upfront for the entire tenancy period.

You MUST provide the required documentation and information to our third-party referencing company:

  • Full name, email address and mobile number
  • Emergency contact details
  • Your past 3 years of residential address in the UK and home country
  • Your employer’s contact details (if you are employed)
  • Your last 3 months payslips (if you are employed)
  • Your last 3 months bank statements (compulsory)
  • University enrolment letter (if you are a full-time student)
  • Guarantor’s ID, employment, bank statements (if you are full time university student, a guarantor is required)
  • Right2rent documents including passport and share code etc.
  • If you wish to use Reposit (zero deposit facility), your gross annual salary must be at least 30 times more than your monthly rent i.e., if your monthly rent is £1,000, your annual gross salary must be at least £30,000 or above.
  • If you do not require Reposit, you will need to pay 5 weeks security deposit and pass our affordability check on Vouch, where you need to prove your net earnings per month are more than £500 of your monthly rent i.e., if your rent is £600 per month, you need to prove that your income is minimum £1,100 per month.

What is the ‘Deadline for Agreement’?

Unless specifically agreed, we (Oliver Walton Ltd) use the following to decide your ‘Deadline for Agreement’:

If your agreement starts within 1 week, your Deadline for Agreement is 72 hours from the booking;

If your agreement starts between 1-2 weeks, your Deadline for Agreement is 1 week from the booking;

If you contract starts after 2 weeks, your Deadline for Agreement is 2 weeks before the agreement start date.

However, you still need to complete your reference within 72 hours or 24 hours before moving in (whichever is earlier)

Here are some important reminders:

Free relocation: If you find your room is not suitable to your needs, you can request free relocation within 7 days of moving in, subject to availability.

Early termination: If you wish to terminate your tenancy before the contractual ending date, you can find a suitable replacement yourself (acceptable to us) to take over the rest of your tenancy terms/period, or, you can use our paid services.

Council Tax, Water, and Internet: We will pay council tax, water and internet.

Electricity and Gas (sometimes referred to as Heat) Bills: We will register the account under our name and make payments on time. You agree to reimburse us your share as soon as we send you the bill payment request (the percentage of your share will be written on tenancy agreement)

Communal area cleaning: Tenants are responsible for maintaining a clean communal area. We aim to send cleaners once a month for deep cleaning, please be aware due to COVID and Brexit cleaning service has been disruptive.

Cancellation: For any cancellation request, please email cancellation@cityrooms.com, we do not accept cancellation request sent to any other email address or telephone number.

Complaints: If you are not happy with your experience with us, please email cs@cityrooms.com. We are also member of PRS, Mydeposits, and Client Money Protection.

What if you did not see the room before making the booking?

Our clients enjoy technology and convenience provided by online booking, so most of the times choose to make a booking online without physically visiting the property.

However, if you wish to visit the property for peace of mind, you have the right to do so. If you wish to visit the property, please put the request with your agent within 72 hours if booking, and please make sure you conduct the viewing asap. After 72 hours, we will not able to offer refund although can exchange to a different booking subject to availability.

We will retain the holding deposit you paid in the following situations if you:

  • Provide false or misleading information
  • Fail ‘Right2rent’ check
  • Withdraw from the property (decide not to proceed)
  • Fail to take all reasonable steps to enter into a tenancy agreement by the ‘Deadline for Agreement’.
