Guaranteed Rent

Who is the tenant?
CityRooms becomes your tenant, who takes all of the contractual responsibilities. We have been trading since 2009 and have proved to be a very successful and reliable flat share business.

How long and when does the contract start?
The contract length can be anytime between 3-5 years.
We can often start our agreement within days of the first contact and the first rent payment together with deposit is made upon signing the agreement.

Is there any Let only or Management fee?
Absolutely there is nothing. You get full monthly rent, and we do not charge any management fee.

Is the contract renewable?
Approximately three months before the end of the contract we will contact you with an offer to renew the contract or the option of having the property returned to you.

What happens if the property is damaged?
We will return the property to you same as when we started managing for you, subject to wear and tear.

We conduct inspections every three months to ensure that the property is being properly looked after.  If there are any maintenance issues we will deal with them as soon as possible. If the tenants damage the property or the property is accidentally damaged we will take the necessary legal action at our cost.

What documents do I need to provide?

  • Proof of Ownership i.e. mortgage documents/land registration document
  • Gas Safe Certificate (Gas)
  • NICEIC Certificate (Electrical)
  • Buildings insurance

Does my property have to be furnished?
You property can be furnished or unfurnished. Details will be stated on the agreement.
